Refund Policy

All land sales are final once payment has been made. Due to the nature of real estate transactions, we do not offer refunds, exchanges, or cancellations after closing.

Title Issues: In the rare event of a title defect, Cornell Properties will either correct the issue or offer a full refund.

Cash Sales: Once full payment is received, the deed transfer process begins, and no refunds will be issued.

Owner Financing: If purchasing through financing, the buyer may cancel within 30 days of the first payment. After this period, financing terms are binding, and payments are non-refundable.

Since CP sells land, there is no physical shipping. Instead, we provide ownership documentation:

  • Cash Purchases: The deed will be recorded in the buyer’s name within 5-10 business days after payment is received. A digital copy will be sent via email, and the original may be mailed if applicable.
  • Financed Purchases: Ownership remains with Cornell Properties until the buyer completes all payments. Once the final payment is made, the deed will be transferred to the buyer.

30-Day Cancellation Policy

(For Financed and Cash Purchases)

At Cornell Properties, LLC, we offer a 30-day cancellation option for buyers who purchase land through owner financing. If you decide to cancel within 30 days of your first payment, you may request a full refund of your initial payment, minus the $249 document fee, which is non-refundable.

Why Is the $249 Document Fee Non-Refundable?

The $249 document fee covers:
Removing the property from the market to reserve it for you.
Drafting and processing your financing contract.
Administrative costs associated with title transfer preparation.

Cancellation Process:

  1. Submit a Written Request – Email support@cornellproperties.com within 30 days of your first payment with your name, property details, and reason for cancellation.
  2. Processing Time – Refund requests are typically processed within 7-10 business days of approval.
  3. Funds Return – Refunds will be issued to the original payment method, minus the $249 document fee.
  4. Deed Status – If the deed transfer has already begun, additional administrative fees may apply.

🔹 Note: This policy applies to the down payment of financed and cash purchases. After the 30 days, all cash sales are final and non-refundable once payment is received.
